Bowery Renovation
NOLITA, NY The Bowery, formerly home mostly to the transient, otherwise homeless, and economically distressed for half of century, has recently become hip and gentrified. This former sanatorium, vacant and dilapidated, was included in a new historic district and the special Little Italy zoning district, tightly circumscribing the developer’s options. Landmark approval was obtained for a new fifth floor addition cloaked with a new mansard roof, and also for the facade restoration. Zoning approvals were obtained for non-complying conditions. Twenty-two rental apartments and ground floor retail were configured into the gut renovated building and addition.
