South Sea Port, NY A new hotel building was designed for a parking lot site in the historic South Street Seaport district, under the Landmark Preservation Commission and public review process. Despite being flanked by four and five story buildings, a successful effort to maximize the use of the zoning bulk resulted in approval for nine stories. A limestone base and decorative brick upper stories maintain the street wall and are capped by setback penthouse levels with panoramic views of the Brooklyn Bridge and New York City harbor. Central air-conditioning, steel moment-frame construction, custom storefront and windows, corbelled brick and other features distinguish this historic district development.
